Location is excellent for the city sights, proximity to the train station a big plus, but the directions from the train station to the hotel that the hotel gave mentioned to take the "New Steps" but did not mention that there are maybe 50-60 of the steps, with quite an uphill grade, somewhat difficult with luggage. It's quite a bit uphill to get to the hotel. To do with out steps go up Cockburn Street and make a right on High Street and in maybe 50-75 yards you will come to St. Giles, the street the hotel is on, and turn right. Hotel is 20 yards further. You can roll luggage all the way to the hotel doing this. For breakfast you have to go to the attached building for food, it's run by another business, you pay separately. But you do have micro/fridge and plate and utensils in the room so there are options, which we used. Thankful for that. The staff was very helpful. The room was quite comfortable.

Location is perfect, only 2 minute walk from the Royal mile road...where you can reach anything. Turn right you have the castle up the hill. Just to the left of the castle down the lane you can reach Grasslands where all the restraunts and bars are you can sit out in the square. Turn left on royal mile from hotel you can walk down the hill lots of food places, street entertainers, the hop on hop off bus collection point is at the bottom near raddison hotel. Cute bakery & coffee shop near there too. Turn right from hotel, instead of going to the Royal mile, just a little walk down the slope it will bring you to the museums, and all the shopping area, train stations, park area

This hotel is brilliantly located, in a small and quiet street directly opposite St Giles Cathedral and in the midst of the Royal Mile area of the evocative old city. We stayed twice. Our first room with nice views overlooking the street was spacious and superb while our second room at the rear of the building was smaller, quite tight and less satisfactory. However, both rooms were very comfortable, well appointed, nicely decorated and impeccably clean and the staff were very friendly and attentive. We thoroughly enjoyed our stays in this excellent small and commodious hotel.

First trip traveling abroad for my son and I. My son is a young adult, but I still wanted to be close to old town Edinburgh for when we might be out late. The location could not have been any better for this. We were also 5 min walk to catch the trains for any day trips we wanted to do. Loved the little kitchen area with the hot water kettle and a few plates and bowls.I would definitely stay at this hotel again. The staff was also great! Little bonus I didn't know the hotel had was a guest laundry room. Were able to do laundry which I hadn't planned on being able to do.
